At Carlson Construction, we believe the cost you pay to build your home should be easy to see, and easy to understand.  That's why we created the Flat Fee Transparency Guarantee.  When we build your house, you will see and understand where every dollar goes, and we mean every, single, dollar.  From foundation costs, to framing, roofing, drywall, cabinets, and even the kitchen sink, you will see the real costs involved, including our own fee for building and contracting. Working with a builder requires a lot of trust, and full transparency is just one of the ways we build that trust.  Here's how it works.

There are two main phases to building a home and we have flat fees for both.  There is the PPE phase (planning / permitting / estimating), and the Construction phase.  

PPE Phase - This is the time where we will be finalizing your home plans with the architect or draftperson, submitting them to the proper city or county for approval, and gathering estimates for all the different trades that will be needed to complete your home.  We charge a simple, one time fee up front to cover this entire time period.  It doesn't matter whether it takes 3 months or 6 months, you won't be charged another dollar from Carlson Construction until we break ground on your build. 

Construction Phase - This time period starts the day we break ground and ends when we complete your home and recieve a certificate of occupancy.  During this phase, we charge a simple flat monthly fee to manage the construction of your beautiful home.  We take care of everything including contracting, scheduling, oversight, billing, and quality control from start to finish.  With Carlson Construction, your home will be built efficiently, accurately, and with the highest quality.  

All the rest of the costs - other that the flat fees that we charge for the construction of your home, all the rest of the costs will be billed at cost, meaning if we get a bill from the drywallers for $40,000, you also get billed $40,000.  No markups, margins, cost-plus, or other shady nonsense that ends up costing you more money.  Thats it.  Flat fees, transparency, and a Carlson Guarantee that your home will be built the right way.  It's that simple.  You create the vision and we bring it to life.
